It is not always feasible or cost-effective to “simply” hire staff to support an influx of mortgage applications due to a temporary surge in the housing market. Often Lenders are hesitant to hire, knowing a staff reduction will be necessary months later. Initially, overtime and bonus incentives motivate the existing staff. As a specialist in loan application process steps, quality control, and regulatory compliance. She successfully guided several lending institutions through loan origination and workflow processes, root cause analysis, internal and external audits. Loan Setup Services

  • Order or initiate order for the appraisal report
  • Order title report
  • Order flood determination
  • Obtain verifications as required by client guidelines
  • Review file to confirm the following documents are present:
    • Underwriting submission checklist
    • Automated underwriting findings as applicable
    • Supporting income verification documentation per automated underwriting findings and/or client guidelines
    • Supporting asset verification documentation per automated underwriting findings and/or client guidelines
  • Completed, signed loan application including all pages

Underwriting Services

  • Perform application and credit analysis. This review shall include, but is not limited to:
    • Review loan application to ensure completeness and accuracy; condition or update as necessary
    • Review credit documentation and identify credit risk(s)
    • Evaluate fraud reports, review and clear exceptions and re-score as directed by client
    • Review employment information, history and verification of employment as applicable
    • Review assets; confirm required cash to close and source of down payment funds, if applicable
    • Review borrower(s) schedule of real estate owned, as necessary
    • Review real estate purchase agreement (including addendums as applicable)
    • Calculate loan-to value and debt-to-income ratios; confirm consistency with loan program chosen as submitted
  • Review residential appraisal provided by client and perform analysis.  This review shall include, but is not limited to:
    • Verifying the report was performed by a licensed or certified appraiser
    • Establishing the appraisal report is complete and free of any inconsistencies
    • Determining the property meets FNMA, FHMLC, industry and client guidelines
  • Determine if the file meets applicable client guidelines and issue credit decision to client
  • Issue, review and clear applicable underwriting conditions and issue clear to close status to client as applicable
  • Document underwriting decision and findings and review and respond to client regarding conditions
  • Respond to post closing stipulations or QC findings for loans underwritten by Insite regarding underwriting analysis, data discrepancies or missing documentation.

Post Closing File Reviews

  • Review closed-loan file to ensure overall accuracy, completeness, and consistency of data input prior to delivery to investor
  • Review closed-loan file to confirm required documents are present in accordance with client guidelines and Investor purchase guidelines
  • Review closed-loan file for compliance with investor purchase guidelines regarding credit and eligibility requirements
  • Confirm closed-loan file contains documentation regarding investor specific requirements
  • Review closing documents for accuracy, completion, and proper execution
  • Review closing instructions and confirm compliance with any/all conditions listed
  • Confirm funding conditions, if any, were cleared and documents are contained in the file
  • Prepare closed-loan file for delivery to the client/investor and ensure closed-loan file is indexed according to investor’s stacking order and deliver as required by the investor
  • Condition for any discrepancies noted either before or after delivery to the investor
  • Review and clear applicable investor purchase stipulations
  • Document purchase date
  • Provide information regarding trending stipulations, when applicable
